A Neighborhood Guide to Austin: Where to Actually Start Looking

Every buyer asks me some version of the same question in our first conversation: where should I even be looking? Austin isn't one market, it's a dozen small ones stitched together, and the right neighborhood usually has less to do with price and more to do with what your actual day looks like.
Allandale: quiet streets, real tree cover, close to everything
Allandale is one of my favorite places to send buyers who want a real neighborhood feel without a long commute. Wide lots, mature oaks, and a mix of original ranch homes and updates, most blocks are genuinely quiet, and you're still ten minutes from the Domain or downtown depending on traffic. It's a strong fit for anyone who wants space to actually use a yard.
Hyde Park: Austin's original walkable neighborhood
Hyde Park was platted in the 1890s and it still shows, narrow streets, front porches, and a level of walkability that's rare this close to the university. If you want to leave the car parked more often than not, this is usually where I start the conversation.
East Austin: where most of the newest building is happening
East Austin has changed more than anywhere else in the city over the past decade. You'll find some of the most architecturally interesting new construction here alongside older bungalows, and it's a good fit for buyers who want walkable restaurants and coffee shops without a downtown price tag.
South Austin and Bouldin Creek: a little funkier, a little greener
South Austin holds onto more of the city's older, looser character. Bouldin Creek in particular is close enough to downtown to walk or bike in, but it still feels like a neighborhood rather than an extension of the skyline.
Rainey Street: if you want to be in the middle of it
Rainey Street is the answer for buyers who want high-rise, low-maintenance living within walking distance of downtown and the lake. It's a different lifestyle entirely from the other four, less yard, more balcony, and it suits a specific kind of buyer very well.
So where should you actually look?
